COMMUNITY RULES YOU NEED TO FOLLOW:
This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests enjoying their retreat.
NOISE
- Quiet hours: 10:00 PM - 7:00 AM.
- Keep noise indoors during these hours.
- No excessive noise at any time, as judged by MPOA or its assigned agents. PARKING
- Keep all tires off the road.
- Don't block fire hydrants or park in front of another property without written approval from your host.
- Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
- No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is available with written approval from your host. OUTDOOR FIRES
- High wildfire risk area!
- No open fires.
- No unattended fires.
- No firepit use during quiet hours (10:00 PM - 7:00 AM).
- Firepits and grills may be restricted during local emergency conditions, check the Massanutten Village website or electronic sign at entrance for updates. ALCOHOL
- No open containers on roads or in common areas. PETS
- Leash always required when outside.
- Clean up after your pets. TRASH
- Do not place garbage/trash outside, including screened-in porches, decks or carports. Trash attracts wildlife, which could endanger you and damage the property.

Additional rules
Please make sure house rules are followed and the property is well respected and maintained. Violation of house rules could result in being asked to leave the property or removed by law enforcement.
- If more than half of your group are under the age of 25, please send us an inquiry before booking. Reservation will be approved on a case-by-case basis.
- Please do not take off the table cloth when using the dining table to protect the table surface.
QUIET HOURS:
-from 10pm to 9am, please be respectful to the neighbors.
NO SMOKING
- NO Smoking or Vaping or Marijuana inside or within 15ft of the property. Smoke detectors are installed in each level. Violation is subject to $250 additional cleaning fees
TRASH
- Your attention to the trash you generate is important and appreciated. All trash should be placed into the kitchen trash cans (which should have a trash bag) or restroom trash cans. Once a trash bag is full, remove it from the inside of the house and dispose of it in the community trash container. There will be a minimum trash removal fee of $35 if trash are left in the house.
- DO NOT leave any trash outside; bears and other animals will love you, we will not. Please also make sure that no food or drinks are left outside at night. Any trash not in a secured trash container or trash dispersed by animals may be picked up by MPOA employees and the tenants will be responsible for any bills, costs, fines, or penalties.
DIRECTIONS TO THE COMMUNITY TRASH CONTAINER:
- Use G00gle map to search “Stonewall Terrace Pool for MPOA” and follow the direction of the map to this place: Page Ct -> Hopkins Drive -> Massanutten Drive -> Peak Drive. When you are on Peak Drive and close to Stonewall Terrace Pool for MPOA, you will see a sign “MPOA Swimming Pool Park” and an arrow towards your left. Turn left to the parking lot and you will see a row of big trash containers at the end of the parking lot.
SECUIRITY DEPOSIT:
- Security deposit maybe requested on case by case basis. We will request additional charge after confirmation and refund the amount 1 day after check-out if no issues are found. If deposit request is not fulfilled 1 day prior to the stay, it will be a violation of house rule and the reservation will be subject to cancellation.
FIREPLACES:
- The fireplace on the first floor uses gas. The gas valve has been turned off so please do not try to turn it on.
- The fireplace in the basement uses wood pallets. It is not the major source of heating. Please use it only when necessary. If you do not know how to operate it, please contact PM or host.
GUEST CAPACITY:
-There shall be no more than the agreed number to reside or sleep in the home overnight. If any other persons are found occupying the property, Property Manager and/or owner reserves the right to remove / evict the entire party from the property and/or charge an additional $100/per person per each night of stay. All members of your group shall abide by the following rules at all times while at the property.
LIABILITY WAIVER:
- The Property has a training set, playset and a pond. Please use at you own risk. No children under 16 allowed to use the training set. Play set used by children under 12 must be accompanied by adults. No fishing/feeding/littering/climbing/playing in water/standing on rocks/moving rocks/touching power outlet.
-Guests shall hereby indemnify and hold harmless the owner and host against ANY and ALL claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognizes that any insurance for property damage or loss in which the owner and the host may maintain on the property does NOT cover the personal property of the guests. Guests should purchase their own insurance needed. We encourage guests to purchase traveler’s insurance.
LATE CHECK OUT/ EARLY CHECK IN
-No late check out and early check in is allowed before contacting the host. Late check out will result in additional $25 per 30 minutes. If check out is 2 hours are more later than the agreed-upon time, law enforcement will be contacted and additional night will be charged as a penalty, not for reservation for the night.
DO NOT use the outside outlet for your EV car, it will trip the circuit. Extra $25/day will be charged if violated this rule to cover someone coming to reset.
