- For daytime gatherings, parties exceeding 10 guests will incur an additional charge of $15 per person for the 11th person onwards.

- For overnight stays, groups exceeding 10 guests will be subject to a charge of $50 per person for the 11th person onwards. When booking a room, please indicate up to 10 guests.

Planning a wedding or bigger celebration? We offer a comprehensive package priced at $3000 for events with more than 25 attendees. This package includes exclusive use of our venue for two nights and the provision of temporary toilets for your convenience.

★ LIMITATIONS ★

☆ OUTDOOR ☆

Please do not expect superb cleanliness on outdoor areas such as outdoor lounge. The area is windy and there may be some trashes and bugs can easily get in the pool even a few hours after we clean it if opened for a while also blowing around the area and is out of our control. But rest assured the pool is cleaned before the stay

☆ RESTRICTION ☆

This place is not kids friendly as it’s typically used for events and gatherings, there can be bottle glasses in outdoor area

☆ LOCATION ☆

Please note that the road is unpaved and consists of loose gravel. You may find it hard navigating the road back and forth.

☆ POOL ☆

Currently the pool is available but no heated spa.

☆ SECURITY DEPOSIT ☆

We humbly ask for security deposit to be settled in before your check in time is required. This deposit is refundable in full or part based on the condition of the property upon check-out. Do not leave children unattended.

☆ OUTDOOR GRILL ☆

Reminder also that the grill located in the backyard doesn't work. We do have a portable grill instead for you to use.

☆ PETS ALLOWED ☆

We warmly welcome dogs to our home, and there is an additional pet fee of $80 that must be settled prior to check-in. Thank you for your cooperation.

☆ NO CABLE☆

Please note that we do not provide cable TV in the house. However, there is a TV available for you to use with streaming services or to connect your devices or use your own account for entertainment.

★ HOUSE RULES ★

**House Rules for Your Stay:**

**Essential Rules:**

**No Smoking:**

-Smoking or vaping of any kind is prohibited inside of the house or within 15 ft (5 meters) from the house. A $300 fee will be charged for violating this rule

**No Third-Party Bookings:**

-The person who booked the stay must stay in the property. Third-party bookings are not permitted.

**Extra Guests:**

-Please disclose the guest count prior to checking in. We do allow events, but please let us know ahead of time.

**Quiet Hours:**

-Maintain quiet hours from 10 pm to 7 am. Respect the peace and privacy of neighbors. Keep your voice down outside of the house.

**Early Check-in/Late Check-out:**

-Please no early check-in or late check-out without permission from the host. There will be late fees of $25 per 30minutes after checkout time.

**Check out Instructions:**

Please put trash into the trash bin in the kitchen or outside bin. Put dirty dishes in the dishwasher or hand wash if there is no dishwasher. Extra housekeeping charge will apply if check out instructions are not followed

**Trash:**

-Trash pickup day is every Monday morning. If it's during your stay, please help us push the trash bins to the curb on Sunday, and pull it back on Monday after they were emptied. Otherwise, a dumping fee of $20 will be charged after your stay. Thank you so much for your help.

**General Rules:**

**No Furniture Movement:**

-Do not rearrange or move furniture within the property. Furniture is placed for both aesthetic and safety reasons.

**Prohibited Items:**

-Fireworks, sparklers, rockets, and hazardous materials are strictly prohibited on the property.

**Illegal Activities:**

-No illegal drug use, abuse of any person, or harboring fugitives. Violation of this rule will lead to immediate termination of the agreement with no refund.

**Parking:**

- Follow the parking instructions provided in the check-in message. We are not liable for towing or ticketing on street parking.

**Toiletries and Essentials:**

- Initial consumables such as toiletries, shampoo etc. are provided upon check-in. Guests are responsible for replenishing during their stay.

**Linens and Towels:**

- No free daily housekeeping is provided. Additional cleaning is available for request at additional costs. Do not take towels or linens from the property.

**Cleanliness and Issues:**

- Report any cleanliness or maintenance issues promptly. Claims without proper documentation will fall into NO REFUND.

**Internet Service:**

- High-speed wireless internet is provided as a convenience. No refunds for outages, speed, access problems, or personal preferences.

**Plumbing Guidelines:**

- Only flush toilet paper; no feminine products or "flushable" wipes. Clogging the plumbing will result in a minimum $175 charge for damages and repairs.

**Liability Waiver:**

- Guests indemnify and hold the owner and host harmless from any personal injury or property damage. We encourage guests to purchase traveler’s insurance.
