➞ Pets are welcomed! Please let us know ahead of time the number, breed, weight of the pet. Pet Fee is $80 each pet per stay. Please watch them carefully as we will charge for any damages or waste they left.
➞ You can park you car by the street in front of this house.
➞ No Cable. We don’t have cable, but we do have WIFI so you can stream videos
➞ There are two city street parking permits in the living room desk.
➞ Put visitor parking permit in your car under the windscreen while you are parking.
➞ You must grab back the two park permit to the living room desk before you check out.
➞ The house has Minut noise tobacco detectors in the living room, basement game room, garage door, and 3-season room—4 in total.
➞ Before mailing, please ensure that the package recipient is the name of the booked guest and that it is delivered during the guest's stay. We are not responsible for receiving packages after guests check out, and guests must bear the risk of package loss.
➞ Your door pin number will invalid after at 10am of your check out day.
➞ Remember, if you don't return the city parking permit, you will be charge $500 per parking permit.

Additional rules
**Important**
By booking you agree that you have read & agree to comply with these rules. Please make sure house rules are followed and the property is well respected and maintained. Violation of house rules could result in being asked to leave the property or removed by law enforcement.
No Third Party Bookings:
-Government issued photo ID is required to book the property. The ID holder needs to stay at the property.
Age Restrictions:
-If more than half of your group are under the age of 25, please send us an inquiry before booking. Reservation will be approved on a case-by-case basis.
Quiet Hours:
- from 8pm to 7am, please be respectful to the neighbors.
Guest Capacity:
-There shall be no more than the agreed number to reside or sleep in the home overnight. If any other persons are found occupying the property, Property Manager and/or owner reserves the right to remove / evict the entire party from the property and/or charge an additional $100/per person per each night of stay. All members of your group shall abide by the following rules at all times while at the property.
-Please inform Property Manager if you are expecting guests that not staying overnight.
-No more than 8 people can be on the deck at the same time. The will be safety concern if too many people on the deck.
Early Check-in/Late Check-out
-Please no early check-in or late check-out without permission from the property manager or host. Housekeeping uses these hours to get laundry done & entire home cleaned and ready for our next guests, who in many cases will arrive on the same day. If housekeeping arrives after checkout and the guest has not vacated the home, the guest will be charged a late fee of $25 per 30minutes after checkout time until they have vacated the home. This fee does not award the guest possession of the home after checkout.
SECUIRITY DEPOSIT:
- Security deposit maybe requested on case by case basis. We will request additional charge after confirmation and refund the amount 1 day after check-out if no issues are found. If deposit request is not fulfilled 1 day prior to the stay, it will be a violation of house rule and the reservation will be subject to cancellation.
Pet Policy:
-Pets are welcomed! Pelase let us know ahead of time the number, breed, weight of the pet. Pet Fee is $50 for each 15 lbs. Guests are responsible for any damage caused by their pets (pay special attention to the leather sofa, please don't scratch it, otherwise will result in hefty fees). Pets are NOT to be left alone in the home at any time unless crated. Please bring sheets to cover beds and or furniture. Clean up after your pet prior to departure. Should you not clean up after your pet, there will be an additional $200 fee related to pet waste. If you bring pet without notifying us, there will be a penalty of $100 per pet.
Liability Waiver
-Guests shall hereby indemnify and hold harmless the owner and host against ANY and ALL claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guests expressly recognizes that any insurance for property damage or loss in which the owner and the host may maintain on the property does NOT cover the personal property of the guests. Guests should purchase their own insurance needed. We encourage guests to purchase traveler’s insurance.
Owner Access:
-Guest shall allow the Property Manager or host access to the property for purposes of repair and inspection without prior notice at any time to enforce the terms of this agreement. Property Manager shall exercise this right of access in a reasonable manner. Should the Guest violate any of the terms of this agreement, the rental period shall be terminated immediately. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest and Rental Party shall vacate the premises at the expiration time and date of this agreement.
Property Condition upon Leaving:
-The Guest shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner. Guest shall pay for maintenance and repairs should the premises be left in a lesser condition. Please keep the property in original order and condition.
-Do NOT rearrange furniture or transport furniture and items to other areas of the home without permission from the Property Manager or host.
Linens and Towels:
There is no daily housekeeping service. While linens and bath towels are included in the house, daily maid service is not included in the rate. We do not permit towels or linens to be taken from the home.
Toilet:
Please DO NOT FLUSH anything other than toilet paper down toilets. NO feminine products should be flushed at any time (no "flushable" wipes or feminine products). If it is found that feminine products or other items have been flushed and clogged the plumbing, you will be charged a minimum of $175 for plumbing/septic damages and repairs.
Parking:

Guest Behaviour:
-The Guest shall behave in a civilized manner and be good neighbors respecting the rights of the surrounding property owners and staying off their property. The Guest shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Quiet hour starts at 10 PM and outdoor noise should be kept to a minimum. Police involvement due to noise, or any other public disturbance, from the Guest or anyone in the Rental Party, will result in the Guest and all those in the Rental Party to immediately vacate the premises - you will lose your deposit.
-Absolutely NO PARTIES PERMITTED. Violation is subject to $800 fine
-NO SMOKING (of any kind) is allowed inside the home. Additional $200 cleaning fee will be charged if guests smokes inside of our home
-Fireworks, sparklers, rockets and other hazardous materials are prohibited and shall not be used in or around the property.
-No illegal drug use, abuse of any person and harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.
-High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
- Before leaving, place all your dirty dishes in the dishwasher & run a cycle. There is a $50 housekeeping charge for leaving behind unwashed dishes. Extra $50 housekeeping charge also applies to excessive spills in oven.
- Tampering, disconnecting or disabling WI-FI, smart locks, smart thermostat and security cameras $100.
